'Good time to buy and sell' in Tulsa real estate

TULSA -- Summer is the hot time to buy and sell homes.

"It's a great time to buy or sell because of a couple different components in the market," Gannon Brown with McGraw Realtors said. "Interest rates are still relatively low." 

Brown showed three of his current listings that are in different price ranges. 

First was a four bedroom two and a half bath home with a two car garage and media room in the Crescent neighborhood in south Tulsa. The home at 7032 E 82nd Street is listed for $300,000. 

"We are listed right at about $100 per square foot," Brown said. "We have roughly 3,000 square feet of living space." 

He said a house like that one would usually sell in about 60 days. 

"I would say $250,00 even $300,000 and below in markets like Tulsa, Bixby, Jenks, Broken Arrow, Owasso tends to move really well," Brown said.

Momentum in several industries in Tulsa is continuing to raise the value of homes, according to Brown. He said he has noticed luxury homes are not moving as quickly. 

Next, Brown showed off a home listed for over $1 million in the 8000 block of South Allegheny Avenue. 

"When you have something as beautiful as this pool and pond combination, it's definitely going to increase the value of the home and increase the appeal," Brown said of the outdoor living space. 

The inside of the home is 5,000 square feet of newly renovated space. 

"If folks can come and bring dollar for dollar value back out of some of the renovations, then you're doing really well," Brown said. 

The last house Brown showed fell between the two others in price. It is 4,000 square feet and goes for about $495,000. The home is located in the 11000 block of South 67th East Court in Bixby. 

Brown said, in general, it is a great time for buyers to get bang for their buck and the value of homes is increasing for sellers. 

"Whether it be remodeling in Midtown or new construction in some of the outlying communities, there is a bunch of nice neat pockets where there is good momentum in literally every sector of the real estate market in Tulsa," Brown said.

He is expecting even more listings to pop up over the next couple of weeks.
